You can report any maintenance issues in your property using our online portal, which can be accessed here. The portal allows tenants to report maintenance issues quickly and conveniently. You can attach a photo or video, which will allow us and the contractor, to quickly diagnose the issue. The portal tracks all your reported issues, and it also allows you to communicate directly with the property manager, and the contractor appointed to carry out any repairs.

EMERGENCY CONTRACTORS TERMS AND CONDITIONS

Please be aware that you should only phone the Emergency Contractor lines in the event of a true emergency and that you could be responsible for any fees incurred if there is not an immediate risk to your safety.:-

  • Health & safety;
  • The structure of the building; or
  • The security of the property.

If you’re unsure whether you need help right away, here are some examples of emergencies:-
•An electrical problem, a burst pipe, or a roof or ceiling leak that at least fills a household bucket overnight (Speak with the owner or occupant of the other property if the leak originated there because they are responsible for making the necessary repairs).
• Blocked toilet (Only if property has no other toilet)
• Sewage leaking into a property through a leaking soil pipe or a blocked drain
• No heating or hot water between 1st October and 31st March only or at any time of year if there is a vulnerable person in the property (New born or someone who is elderly or disabled)
• Broken window, door, or lock (Only if it makes the property insecure)
• Electrical appliance burning or smoking
• Complete or partial power outage inside the building; nevertheless, check the switches on the consumer unit first (Please where possible check with neighbours to see if it affects other homes and if so contact SP Energy Networks on 0800 092 9290)
• Kitchen sink does not have cold water (Please where possible check with neighbours to see if it affects other homes and if so contact Scottish Water on 08000 778 778)
• The carbon monoxide detector is beeping or there is a gas smell. (In this situation, dial 0800 111 999 to contact the National Gas Emergency Service right away).

I need to find a place to rent. What do I do first?
It’s a good idea to make a budget before you start looking for a new home. What are your monthly expenses at the moment, and how much do you have left over for rent? Take into account any additional expenses related to renting a home or moving, such as deposits, utility charges, relocation expenses, and any other expenses.
I've found a place I want to rent. Now what?
Make sure to visit the property if you haven’t already. Once you are convinced that you want to move forward and secure the house, get in touch with us and we will negotiate terms with the landlord on your behalf and then start the reference check to make sure you qualify to rent the property.
Why do I need to be referenced?
Landlords need to be certain that their tenants will take good care of their properties and won’t have any trouble making rent payments on a regular basis.
What does referencing involve?
Referencing is nothing to worry about. When submitting a rental application, tenants must include information about their prior address, income source, and bank accounts. To be sure they can commit to making monthly rental payments, these will be examined.
Do I need to show ID?

What if the landlord isn't keeping to their side of the agreement?
The first thing a tenant should do is contact their rental agent if they suspect the landlord is not upholding their end of the bargain, such as by failing to keep the property in a suitable condition of repair. The rental agent owes the tenant a duty of care and may be able to assist in problem-solving. An alternative is to seek out impartial counsel from The Citizens Advice Bureau.
When can my landlord enter the property?
A landlord must give the renter notice before accessing the property.
What if I want to end the tenancy?
If your lease is for a set period of time, you are responsible for paying the rent throughout that time. Your tenancy agreement will specify the amount of notice you must give if you are no longer bound by a fixed-term agreement (i.e., a rolling contract).
What if I can't pay my rent?
Rent payment is always your responsibility, but things come up. What transpires if you lose your job or become ill and are unable to work?
